You’ve seen the headlines:

**Buy a home in Sicily for €1.**

It sounds like one of the greatest real estate bargains in Europe.

But after scouting these towns on the ground, I think there’s a much better way to play Sicily. 🇮🇹

Instead of buying a €1 property that may require extensive renovation, you can still find historic homes in functioning Sicilian communities for around **€30,000 to €40,000**—sometimes already livable, with views, character, and incredibly low ongoing costs.

That’s the opportunity Ciaran Madden and I dig into in this episode.

I’ve been scouting Sicily for years, including visiting Gangi during the early days of the €1 home movement.

And here’s what surprised me:

The €1 homes are real.

They’re not necessarily a scam.

But in many cases, paying a little more gets you dramatically more.

Sicily’s affordability comes from a simple imbalance.

Decades of depopulation have left huge amounts of housing empty, particularly in historic hill towns, while younger Sicilians increasingly prefer newer homes outside the old centers.

For international buyers, that creates an unusual opportunity to own historic European real estate for prices that can feel almost impossible elsewhere.

But cheap alone isn’t enough.

The towns I find most interesting have something else happening:

A real local community.

Foreign buyers arriving.

Easy administration.

Access to airports, beaches, or major destinations.

And signs of genuine revitalization.

That’s why places like Mussomeli and Gratteri stand out.

In Mussomeli, Ciaran toured so-called “premium homes” around €25,000 to €35,000 that were dramatically more usable than the headline €1 properties.

In Gratteri, near Cefalù, he found livable Mediterranean-view homes from around €35,000—with mountain scenery, access to the coast, and a growing international ownership base.
And the value doesn’t stop at the purchase price.

Holding costs in these traditional towns can be extraordinarily low, with no resort-style HOA fees and very modest local ownership expenses.

This isn’t where I’d go looking for maximum rental yield.

It’s where I’d look if I wanted an affordable European base, somewhere to spend spring and fall, slow down, eat incredibly well, and immerse myself in one of the richest cultures in the Mediterranean.

One final piece of advice:

**Go there.**

The best properties often never make it online.

Walk the towns. Meet the local agents. See 20 or 30 properties. Understand the street, the community, and what you’re actually buying before making a decision.
