Over the course of the conversation, the three discuss how zoning has historically driven—and constrained—the evolution of mixed-use towers, from the bonus-zoning incentives of the 1980s to more recent performance-based approaches; how the stacking of programs often determines the exterior form of skyline-defining towers; how transit infrastructure acts as a catalyst for some of the world’s most successful mixed-use developments; and how rethinking “use” beyond conventional real estate programs has the potential to create richer, more resilient cities.
